Florida grows mildew and algae on almost every exterior surface, and full pressure on everything can do damage. We soft-wash delicate surfaces and use higher pressure only where the material can take it.

Mildew and algae hold moisture against siding, roofs, and walkways and slowly break the surface down. Regular cleaning is an inexpensive way to protect an exterior, as long as it is done correctly. Too much pressure can strip paint, etch concrete, drive water behind siding, and knock the granules off shingles.

Wood siding, screens, and shingle roofs get a low-pressure soft wash with cleaning solutions that kill the growth instead of relying on force. Concrete and pavers can take more pressure, and we use even passes to avoid wand marks and striping.

We clean siding, soffits, fences, decks, driveways, walkways, pavers, and pool decks, and we often pair the cleaning with painting or sealing. Cleaning is also the first step before exterior paint, since paint applied over mildew and chalk will not bond well. We protect plantings and fixtures while we work.

In older homes

Old siding, soft historic masonry, and aged wood need low pressure. Full-pressure washing can strip paint from original clapboards, erode old brick and coquina, and force water into walls that were never sealed against it. We soft-wash those surfaces so they come clean without wearing away.
