Floors That Anchor the Whole Room

A floor sets the tone for everything above it. We restore original wood floors that others would tear out, and install new floors built to last on a subfloor that was prepared honestly. The finish shows; the prep underneath is what makes it last.

Northeast Florida homes hide some of the best flooring in the state under carpet and vinyl. Original heart-pine and oak floors, darkened by a century of wax and wear, almost always come back. We sand back to sound wood, fill and stabilize what needs it, match boards where they are missing, and finish in a sheen that fits the house. Restoring an original floor is nearly always sounder, and more beautiful, than the modern flooring that would replace it.

When a floor is past saving or a room is new, we install fresh. Solid and engineered hardwood, and luxury vinyl plank where moisture or budget calls for it, each set with the underlayment, expansion gaps, and transitions that keep it flat and quiet for years. We plan the layout so board runs and seams fall where they belong, and we scribe cleanly to the out-of-square walls that older houses always have.

Humidity is the quiet enemy of any floor here. Wood that goes down tight in January can cup by July if it was never acclimated or the subfloor was never checked for moisture. We let materials adjust to the home, flatten and reinforce the subfloor where it flexes, and detail the perimeter so the floor can move with the seasons without gapping or buckling.
