Original Floors Restored, New Floors Installed

Many older homes have a wood floor worth refinishing under the carpet or vinyl. We restore original floors where the wood is sound. When a room needs a new floor, we prepare the subfloor first so the new floor stays flat.

Original heart-pine and oak floors, darkened by decades of wax and wear, can often be brought back. We sand to sound wood, fill and stabilize where needed, replace missing or damaged boards, and finish in a sheen that suits the house. When the boards have enough wood left, refinishing is often a better choice than replacement.

When a floor cannot be saved or a room needs new flooring, we install solid or engineered hardwood, or luxury vinyl plank where moisture or budget calls for it. Each gets the underlayment, expansion gaps, and transitions it needs to stay flat and quiet. We plan board runs and seams before installation and scribe to the out-of-square walls older houses tend to have.

Wood that goes down tight in January can cup by July if it was not acclimated or the subfloor was damp. We let materials adjust to the house, check the subfloor for moisture, flatten and reinforce it where it flexes, and leave room at the perimeter so the floor can move with the seasons.
